The three directions most KC homeowners choose between: traditional raised-panel steel (the popular, low-maintenance, best-value look), carriage-house (the charm of real wood, in durable steel or composite, often with decorative hardware and windows), and modern full-view (clean aluminum-and-glass lines for contemporary homes). What install day actually looks like
The day your new door is scheduled, the main thing you need to do is clear the area around the garage — move vehicles out and make sure there's workspace for our crew. We call ahead 10–30 minutes before we arrive. From there, we remove the old door first: we disconnect the opener, release the spring tension safely, and take down the panels, track, and hardware in order. Old door goes on our truck. Then we set the new sections starting from the bottom up, install the new track, springs and cables, attach the opener arm and bracket, and run a full safety test and balance check before we leave. A standard 9×7 single door typically takes 3–4 hours from arrival to handoff; a 16×7 double door usually runs 4–6 hours. Nothing for you to dispose of — we haul everything away.
KC climate and what it means for your door choice
Kansas City's weather runs hard in both directions, and it affects which door holds up best here. January lows in Olathe and Overland Park regularly drop below 10°F — cold enough to frost the inside of an uninsulated garage and to stress spring hardware on every cold-morning cycle. Summers swing to mid-90s with high humidity, which accelerates UV fading on painted steel, dries out weatherseals, and can cause wood-composite panels to swell if they're not properly protected. For KC, insulated steel construction is almost always the better call over hollow steel: it holds temperature through the freeze-thaw seasons, cuts noise (useful if there's a bedroom above the garage), and resists dents better. R-value matters most when there's living space above or adjacent to the garage — look for R-12 or better in that situation. Wind load is the other local factor worth asking about: KC sits in tornado and severe-thunderstorm territory where straight-line winds regularly hit 60–80 mph, and Clopay's heavier-gauge steel and reinforced track handle that better than lighter-duty doors.
When replacing makes more sense than repairing
If your current door has needed major work more than once in two or three years — a second broken spring following the first, a cable replacement right after spring replacement — the hardware is wearing out as a system and replacement is often the more honest answer. The springs, cables, rollers, and hinges all age together. Specific signs your door is past economic repair: bottom panels where rust has eaten through the steel rather than just staining the surface (through-rust lets water in and spreads quickly in KC's humid summers); panels so bowed or dented that they no longer seal at the top, bottom, or sides; sections that are cracked, rusted through, or so warped that new rollers and hinges can no longer keep the door sealed and balanced; or a door that repeatedly comes off its track because a panel joint has cracked or warped. What to nail down before you place the order
A few things trip up new-door buyers that are easy to address during the measure but harder to fix once the order is placed. Header clearance is the first: many older KC homes were built with a 7-foot header, and if the rough opening leaves less clearance than that, some door systems need a low-headroom conversion kit — we check for it during the measure and quote any modifications upfront. Backroom clearance is the other common issue: the horizontal track sections and stacked panels need clearance from the front of the opening back to the rear wall; if your garage is tight from front to back, we'll measure for it and recommend the right track radius. Window inserts are worth deciding before you order: standard glass reduces insulation performance, but thermopane inserts in insulated frames give you both the look and the efficiency — worth specifying up front rather than adding later. Finally, think about smart-home compatibility before choosing an opener: LiftMaster and Chamberlain's MyQ platform works with Google Home and Amazon Alexa; if you already use those systems, specifying a smart-module-ready unit now is far easier than retrofitting it six months later.
