Garage Door Masters KC is a family-owned, Olathe-based garage door company serving the whole Kansas City metro — Kansas and Missouri, residential and commercial. We built the company on one idea: a real local crew, honest pricing, and a door fixed right the first time.

How we got started

Garage Door Masters KC was built by hands-on garage-door technicians — not a call center, not a franchise. We spent years diagnosing springs, swapping openers, and re-tracking cables for customers across Johnson County — and what we kept seeing frustrated us: a homeowner would call a name they recognized from a search result, get routed to a national dispatch center, and end up with a subcontractor who didn't know their market, didn't carry the right parts, and had no real stake in whether the job was done right. Prices were opaque. Upsells were common. Follow-up was nonexistent.

When we started Garage Door Masters KC, the premise was simple: do the opposite. Stay local, stock your own trucks, send your own people, and charge a straight price that the customer approves before anyone picks up a wrench. That model has carried the business from our first year in 2019 to where we are now — 490+ reviews at a 4.9-star average and an A+ rating with the Better Business Bureau.

Garage Door Masters KC technician servicing a garage door — our own crew, not a subcontractor
Our own crew on the job in the KC metro — never subcontracted, never a call-center dispatch.

The crew: what to expect when you call

We're a small, tight crew — not a franchise with hundreds of contractors. Every technician who works under the Garage Door Masters KC name has been trained by the owner personally on the company's diagnostic process, pricing standards, and communication expectations. New techs shadow the owner on 20–30 real jobs before solo dispatch — covering the same diagnostic workflow we've refined since we started. That consistency is intentional: we'd rather have a smaller team that does exceptional work than scale quickly by taking shortcuts on who represents us at your door.

When you call or book online, a real person schedules the visit. You'll get a call from the tech when they're 10–30 minutes out, then a text with their name so you know exactly who's arriving. We use our own trucks with our own company branding — if a vehicle doesn't have our name on it, it's not our tech.

What every service call includes

Every service visit starts with a full inspection of your door system — not just the broken part. The tech checks spring tension, cable condition, roller wear, track alignment, hardware torque, and opener force settings. The reason: a spring that wears out at the end of its rated life usually has cables and rollers that are close behind it. Fixing the spring and ignoring the fraying cable means another call in six months.

After the inspection, you get a flat-rate quote for everything the tech recommends, broken out by item. You decide what to approve — there's no pressure, and the $79 service-call fee applies toward the repair if you go ahead the same day. Most repairs are complete in a single visit. We carry springs in multiple sizes, cables, rollers, hinges, weather seals, opener drive gears, logic boards, remotes, and safety sensors on every truck.

When the job is done, the tech walks you through what was replaced and why, lubricates the system, checks travel limits and auto-reverse on the opener, and answers any questions. You get a written receipt with the tech's name, which we also use to send you our review request — because a named technician who asks for a review by name has a personal stake in doing the job right.

Our brand partners — and why we chose them

We don't install every door or opener on the market. We install the ones we can stand behind.

Clopay is North America's largest garage door manufacturer and the only brand that earns the Good Housekeeping Seal. Their steel and composite doors are manufactured in the U.S., carry solid warranties, and have dealer-support infrastructure that makes parts and panels accessible years after installation. We carry Clopay's full residential line, from basic steel to insulated carriage-house designs.

DoorLink is a value-tier North American brand with a strong product lineup at more accessible price points. When a customer needs a reliable door without the premium cost, DoorLink is our recommendation — not a budget gamble, but a purpose-fit solution.

LiftMaster and Chamberlain share the same parent company (Chamberlain Group) and the same myQ smart-home ecosystem, which lets homeowners monitor and control their opener from their phone. We recommend battery-backup models for the KC metro specifically: ice storms and summer lightning events knock out power here reliably every year, and a battery backup means your door still works when the lights go out. We also install commercial-grade LiftMaster openers for businesses requiring high-cycle durability.

Honest, up-front pricing — in detail

Our service call is $79. That fee covers the tech's time to come out, inspect the full door system, and provide a complete diagnosis and flat-rate quote before any work begins. If you approve the repair and we do it the same day, the $79 goes toward the cost of the job — not on top of it. The one exception: new-door consultations are free; if you're looking at a replacement door rather than a repair, there's no service-call fee for the consult.

We quote flat rates, not time-and-materials. You know the full price before we touch anything. The price we quote is the price on the invoice — no "discovered additional parts" added after the fact. If the tech finds something beyond the original scope that genuinely warrants attention, they'll show you and get a separate approval before proceeding.

Bonded, insured, and BBB A+ accredited

We are fully bonded and insured. A certificate of insurance is available on request for any commercial or HOA job that requires it. What we are not — and what no legitimate garage door company in Kansas is — is "licensed" in the contractor sense. Kansas does not issue a statewide license for garage door technicians; that credential doesn't exist in this state. Any company advertising a "Kansas garage door license" is misrepresenting what they hold. What matters is the bond and the insurance — real financial accountability if anything goes wrong.

Our BBB A+ accreditation is earned through years of responsive complaint handling, honest business practices, and transparent advertising. We've maintained it through growth because the same standards that got us accredited are the same ones every tech follows on every call.

Proudly local — the full coverage area

Our shop is at 15045 S Alden St in Olathe — near 151st & Black Bob — which puts us in the geographic center of the Johnson County market. We cover roughly 40 miles in every direction from there.

Kansas side: Olathe, Overland Park, Lenexa, Shawnee, Leawood, Prairie Village, Merriam, Mission, Roeland Park, Westwood, Fairway, Gardner, Spring Hill, Edgerton, De Soto, Bonner Springs, Leavenworth, Lawrence, and communities throughout Johnson, Wyandotte, Douglas, and Leavenworth counties.

Missouri side: Kansas City MO (all zip codes), Lee's Summit, Blue Springs, Independence, Raytown, Belton, Grandview, Grain Valley, Peculiar, Raymore, Harrisonville, Liberty, Kearney, and communities throughout Jackson, Cass, and Clay counties.

This is our home. Our techs don't just work here — most of them live here. When you've spent years driving Antioch, 135th Street, and Metcalf, you understand why KC clay soil shifts tracks, why freeze-thaw cycles in January crack torsion-spring coils, and why the west-facing photo-eye on a garage in Leawood gets blasted by afternoon sun every fall. Local knowledge isn't marketing — it's the difference between a tech who guesses and one who knows.

What we service

Spring repair and replacement (torsion and extension, all sizes), cable repair, roller and hinge replacement, off-track repair, panel replacement, door section and bottom-seal replacement, opener repair and installation (LiftMaster and Chamberlain, all drive types), sensor replacement and alignment, keypad and remote programming, 30-point tune-up and safety inspection, and full garage door replacement with Clopay and DoorLink residential and commercial lines. Commercial work includes sectional overhead doors and high-cycle openers for warehouses, auto shops, and multi-unit properties.

Frequently asked questions about Garage Door Masters KC

Who actually comes to my door — the owner or someone else?+
The owner or one of our own technicians. We don't sub out or dispatch through a third-party call center. Whoever takes your call schedules one of our crew members directly, and you'll get a text with your tech's name before they arrive. Most customers who've called us more than once end up with the same tech every time.
What exactly does the $79 service call cover?+
The $79 service-call fee covers the tech coming out, inspecting your door system, diagnosing the problem, and giving you a full flat-rate quote before anything is touched. If you approve the work and we do it the same day, the $79 applies toward the job — so you're not paying it on top of the repair cost. New-door consultations are free; no service-call fee applies when you're shopping for a replacement door.
Are you licensed, bonded, and insured?+
Kansas doesn't require a state license to operate a garage door company, so you won't find a 'garage door contractor license' from us or from any other KC-area company — that credential simply doesn't exist in this state. What does matter is that we are fully bonded and insured (certificate of insurance available on request) and accredited A+ with the Better Business Bureau. That means real financial accountability if something ever goes wrong.
Do you carry parts on the truck?+
Yes. Our trucks are stocked with the springs, cables, rollers, hinges, weather seals, drive gears, logic boards, remotes, and safety sensors that cover the vast majority of residential and light-commercial repairs in the KC metro. About 95 percent of our jobs are completed in a single visit. When a part isn't on the truck — usually a special-order panel or an unusual commercial component — we let you know up front and schedule a return as quickly as possible.
What brands of doors and openers do you install?+
For garage doors we primarily install Clopay and DoorLink. Both brands are North American-manufactured with strong dealer networks and warranty support. For openers we install LiftMaster and Chamberlain, which share the myQ smart-home ecosystem and are the most reliable residential and commercial opener lines available. We stock parts for all four brands, and we service most major makes — we install Clopay & DoorLink doors with LiftMaster & Chamberlain openers.
How far do you travel for service calls?+
Our home base is 15045 S Alden St in Olathe, and we cover roughly 40 miles in every direction. On the Kansas side that means Overland Park, Lenexa, Shawnee, Leawood, Prairie Village, Merriam, Olathe, Gardner, Spring Hill, Edgerton, De Soto, Bonner Springs, Leavenworth, and Lawrence. On the Missouri side we regularly serve Kansas City MO, Lee's Summit, Blue Springs, Independence, Raytown, Belton, Grandview, and Grain Valley. If you're in the KC metro and you're not sure, just call — we'll tell you honestly whether we can reach you.
