The best offer we make is straight talk and honest, flat-rate pricing you approve before any work starts. No fake scarcity, no commission upsells — just a fair price and a door fixed right. Below is what every one of those line items on the card grid actually means.

The $79 service call — what it is and how it works

When something breaks — a spring, a cable, an opener that won't respond — you need a real diagnosis before you can make a real decision. The $79 service-call fee covers the owner or one of our techs coming out to your home, inspecting the door system, identifying the root cause, and handing you a written flat-rate quote before any work begins.

Most of the time, you never see that $79 as a separate charge: it's credited toward the repair cost when the work is done same-day. A spring replacement completed on the same visit costs you the spring job price, not the spring job price plus $79. The fee is meant to cover the cost of a real diagnostic visit — it's not a gotcha that stacks on top of everything else.

The one scenario where the fee stands alone: if you decide not to proceed (the door is too far gone to repair economically, or you want to think it over), you owe only the $79. You're never pressured to approve work you're not comfortable with.

For new-door estimates — the $79 fee never applies. If you're considering a new Clopay or DoorLink door, the in-home consultation and written quote are always free. That's a separate service from a repair diagnostic call, and we don't charge a service-call fee for it.

Free new-door estimates — what the visit actually includes

A free estimate for a new door is not a phone ballpark or a website configurator. It's an in-home visit where the owner or a tech:

  • Measures the rough opening width and height, headroom, and side room
  • Inspects the existing framing and header to flag any structural considerations before installation
  • Reviews the full door lineup with you — steel, composite, or carriage-house style; insulation levels from R-6 to R-18 and above; finish options and window configurations
  • Recommends the right opener type (belt-drive, chain-drive, or wall-mount) for your ceiling height and usage pattern
  • Assesses whether existing springs need to be resized for a heavier insulated door (they almost always do — we include the right springs in the quote)
  • Gives you a written flat-rate price — materials and labor, no surprise add-ons the day of the job

You are under no obligation to schedule. Many homeowners use the free estimate purely to understand what a quality new door actually costs before making a decision. There is no fee, no pressure, and no follow-up sales calls.

Free lube and adjustment — on every repair visit, not just tune-ups

After any repair visit — spring replacement, cable repair, off-track reset, opener work — your tech lubricates the full door system before leaving. This isn't a tune-up add-on; it's part of how we close out every job correctly.

The full lubrication pass covers: torsion or extension springs, all hinges, every roller and stem, bearing plates at the spring shaft ends, and the track curve where rollers round the corner. We use a proprietary Clopay lubricant on metal-to-metal contact points and silicone lubricant on rubber weather seals. We do not use WD-40 — it penetrates and temporarily loosens, but it evaporates quickly, leaves no lasting lubrication, and attracts airborne grit over time.

Kansas City's climate makes this more important than in more temperate markets. With Kansas City's harsh freeze-thaw winters, unlubricated metal hardware contracts and expands repeatedly, accelerating wear on rollers, hinge pins, and spring coils. A door that's properly lubricated twice a year (once in late fall before the deep cold, once in spring) will last years longer than one that runs dry.

The adjustment piece covers track alignment, spring tension balance, and opener limit/force settings — checked and corrected as needed so the door runs smoothly before we leave.

The 30-point safety inspection — what gets checked

Included on every visit — not only the scheduled tune-up — the 30-point safety check covers the full door system:

  • Springs: Torsion spring tension and condition, safety cables on extension springs (required to contain the spring if it breaks), winding cone integrity
  • Cables: Condition at the drum, condition at the bottom bracket, any fraying or kinking
  • Rollers: Wear on nylon rollers (cracking, bearing noise), stem condition, whether the roller size matches the track gauge
  • Hinges: Bending, cracking, loose fasteners — a bent hinge is one of the most common causes of a noisy or binding door
  • Tracks: Vertical track plumb, horizontal track pitch, fasteners, and whether the gap between roller and track flange is in spec
  • Weather seal and bottom seal: Condition and seal against the floor and jamb
  • Opener force and auto-reverse: The UL 325 auto-reverse test (2×4 on the floor — the door must reverse on contact), force settings calibration
  • Photo-eye sensors: Alignment, signal LED status, mounting height (required to be within 6 inches of the floor per federal safety standards), lens clarity
  • Emergency release and manual operation: Cord condition, manual lift balance (a balanced door should hold at mid-point when lifted by hand)
  • Remote and wall console: Response, range, battery

The goal is to catch wear before it becomes a failure — especially on springs and cables, where early identification means a planned, convenient repair rather than a door stuck closed at 7 AM on a Tuesday.

Same-day, seven days a week — and 24/7 for emergencies

We run routes across the KC metro daily. Call before noon on most days and we can realistically get a tech out the same afternoon. Most repair jobs — spring replacements, cable repairs, off-track resets, opener diagnosis — are completed in a single visit because we carry the most common parts on the truck.

For genuine emergencies (broken spring that leaves the door impassable, door stuck open in winter, door that won't close securely), we respond 24 hours a day, 7 days a week. The owner or a tech will give you a realistic arrival window when you call, and you'll get a heads-up call or text 10–30 minutes before arrival.

Kansas City winters make that 24/7 emergency response more than a marketing claim. A garage door that won't close in January — when overnight lows regularly drop below 20°F — is an actual safety and security emergency. A broken torsion spring in the morning means a car trapped in the garage. These situations don't wait for business hours, and neither do we.

Note: same-day availability depends on schedule and part availability. Your tech will give you an honest timeline when you call — we don't promise what we can't deliver.

Flexible monthly payments on bigger jobs

For larger projects — a new Clopay or DoorLink door, a new LiftMaster or Chamberlain opener, or a combination — we offer flexible monthly payments through our financing partner. The application is fast and typically takes a few minutes. Approval is subject to our financing partner's own underwriting and is not guaranteed. For full details on how it works and what jobs qualify, see our financing page.

Standard repairs (spring replacement, cable repair, tune-up) are typically completed for a straightforward payment on the day of service. The monthly-payment option is designed for larger capital investments where spreading the cost over time makes the project more manageable.

Why no fake coupons or bait-and-switch pricing

The model works like this: a low advertised price gets you to call, a tech arrives and finds reasons the actual job costs far more than the advertised rate, and the homeowner is in a difficult position — door is broken, tech is standing there, pressure is high. The low advertised number was never the real price for anything.

We don't run that model. The $79 service-call fee is the real fee. The flat-rate quote the tech hands you before any work starts is the real price. The owner or your tech is not on commission and has no incentive to find extra work that doesn't need doing. The business is built on repeat customers and word-of-mouth in the KC metro — the kind of reputation that only survives on honest pricing.

We're family-owned, based in Olathe at the heart of Johnson County, and serve the whole KC metro — Johnson and Wyandotte Counties in Kansas, and Jackson, Cass, and Clay Counties in Missouri. The same crew that fixes your spring this year will be the one your neighbor calls next year. That accountability runs through everything we do.

Good questions

About our pricing and offers.

Does the $79 service-call fee apply to every visit?+
The $79 service-call fee applies to diagnostic repair visits — when the owner or a tech comes out to diagnose a problem, inspect the door system, and give you a written flat-rate quote. It is credited toward the repair cost when the work is done same-day, so most repair customers effectively don't pay it separately. For new-door estimates (not repairs), the visit is always free — no $79 fee.
What does the free new-door estimate include?+
The free estimate for a new door includes a full in-home visit: measuring the opening, assessing the current header and framing, reviewing style and insulation options with you (Clopay and DoorLink lines), recommending the right opener for your usage pattern, and providing a written flat-rate quote with no hidden fees. You are never obligated to schedule and there is no fee regardless of whether you proceed.
What does the 30-point safety check cover?+
The 30-point check includes the full door system: torsion or extension springs (tension, condition, safety cables), cables (fraying, drum seating), rollers (wear, nylon vs. steel condition), hinges (bend, cracking), tracks (plumb, clearance, fasteners), weather seal and bottom seal, opener force limits and auto-reverse test (a 2×4 test per UL 325), photo-eye sensor alignment and signal test, emergency release, and wall console and remote function. The goal is to catch wear before it becomes a failure.
What does "same-day service, 7 days a week" mean in practice?+
It means we carry parts for the most common repairs — springs, cables, rollers, openers — and run routes across the KC metro daily. Call before noon on most days and we can usually get a tech out the same afternoon. Emergency calls (broken spring, door stuck open, door won't close) are handled 24/7. The owner or your tech will give you a realistic arrival window when you call, plus a heads-up call 10–30 minutes before arriving.
Does the free lube and adjustment come with every repair, or only tune-ups?+
It comes with every repair visit — not just scheduled tune-ups. When a tech completes a repair (spring, cable, opener, off-track), they lubricate the full system: springs, hinges, rollers, bearing plates, and tracks. That's part of closing out the job correctly, not a separate add-on. A proprietary Clopay lubricant is used on metal-to-metal contact points. WD-40 is never used — it cleans but doesn't lubricate and attracts grit over time.
What if I am not satisfied with the quote after paying the $79 service call?+
You are never obligated to proceed. The $79 covers the diagnostic visit and written quote — that's the full scope. If you decide the repair isn't worth it (an old door that's more replace than repair), you owe nothing beyond the service-call fee. There is no pressure. Many customers use the visit to get a clear picture of where their door system stands and then make a decision on their own timeline.
